SOILS, TIMBER AND TOPOGRAPHY
'Glendaire' consists of two valleys running east/west, the Back Creek valley to the north, and the Shepherds Creek valley to the south, separated by a range of hills. These two creeks meet on open, undulating country at the west, or front, of the property.

There is approximately 200 acres of timbered country at the eastern end of the property, with all the rest cleared leaving ample shade and shelter timber. Soils are brown loams, and the vendor estimates approximately 300 acres could be farmed to fodder crops.

FENCING
The boundary is all either netting or plain wire with a barb, and is in either new or good condition, with the exception of one 800 metre stretch that needs renewing.

Internally, the property is subdivided into sixteen paddocks, with fencing all either hinged joint or plain wire with a barb and in good condition.

PASTURE DEVELOPMENT
Approximately 650 acres have been sown to improved pasture, with pasture seed broadcast over the rest of the cleared country. It has had 85 tonnes of superphosphate per annum from 2013 to 2018 at a rate of a bag per acre. In January and February of 2019 500 cubic metres of chook manure and 200 tonnes of lime were spread over 100 acres of country at the back and 700 acres at the front.

WATER
The property is well watered, with both the seasonal Back Creek and Shepherds Creek drying back to holes in a dry time that the current owner has never known to run dry. There also nineteen dams.

WORKING IMPROVEMENTS
There is a steel framed hayshed 48 metres by 24 metres with a capacity of 1,000 5 x 4 round bales

There is a timber and weldmesh set of sheep-yards, and a timber set of cattle-yards with crush, loading ramp and covered work area.

PRODUCTION
The vendor estimates that 'Glendaire' would run 2,500 breeding ewes plus lambs, or alternately 250 breeding cows plus calves.
